Staging Your Home to Sell
If you are dedicated to getting the most money for your home, it is important that you take the time to stage your home before you allow potential buyers to see it. Different from making renovations for remodeling, staging a home involves creating a welcoming atmosphere that will be appealing to the buyer. Therefore, while making necessary repairs and upgrades will certainly be part of preparing your home for market, staging your home involves creating a house that a potential buyer will want to call home.
No matter if you’re selling Warner Robins or Washington DC real estate, the first rule in staging a home is that you want to appeal to as many senses as possible. The more positive sensory images you can create for potential buyers, the better they will feel when they think about your home. Doing things such as setting the temperature at a comfortable level, baking fresh cookies beforehand and setting out colorful flowers on the table will all go a long way toward appealing to the senses and creating an atmosphere of “home.” Even playing soft music in the background is a good way to get the buyer to associate positive thoughts and feelings with your home.

If you are showing the home during the day, open up all of your windows and let the natural light flow freely into the home. In addition to making your home look brighter and more cheerful, turning on your lights will also make it appear larger. Another way you can make your home seem larger and more appealing to potential buyers is to get rid of clutter. When a house is filled with clutter, potential buyers automatically think the house must be too small to hold everything that is found in the typical household. Of course, a cluttered home is also messy and unappealing, so do yourself a favor and remove everything that is not absolutely necessary to the home. If you haven’t yet moved to a new home, place all of your extra belongings in storage. You will be glad you made this small investment when you get a higher price for your home.
Finally, it is absolutely essential to remove personal belongings from your home. Remember, your goal is to help the potential buyer visualize himself living in your home. If the house is filled with family photos and other personal mementos, it will be difficult for the buyer to see anyone other than you living in the home. Similarly, if you have a room that you have transformed into a hobby room, it is best to change it back into a bedroom or other useful room. Remember, while there may be others out there who enjoy the same hobby as you, keeping a hobby room will severely restrict the number of people who will be interested in purchasing your home. Simply repainting the walls and adding a few key piece of furniture may be all that is needed to transform the room into one that will appeal to a broader range of people.

I would even go as far as saying get a professional to stage your home and do the photographs for online listings. It’ll cost a little more upfront but will put your property head and shoulders over the competition. In a tough housing market you need every advantage you can get.
That’s a great point Alex. For those that can afford it, a professional stager is an excellent option.

I liked the idea about cooking fresh cookies beforehand…good idea. Provides a pleasant, happy smell.
Another good idea is to remove many of the rugs that you have on the floor. Removing these rugs will provide more of an “open” feel.
