Houston County Georgia Market Report – August 2011
Home sales in Houston County GA have remained steady this year, although the expected increase in summer sales due to military PCS’ and corporate movements has been slightly disappointing. Peaking at 109 sales in June, roughly 12% of available inventory has been flipping each month.
Homeowners in Houston County GA who are ready to sell their home can expect, on average, a return of nearly 97.5% of the list price through the first 8 months of 2011. All things being equal, it has taken homes 3.5 months to sell this year, attributed in large part to the ample inventory available.
Buyers have plenty of choices, so to help their home sell quickly, sellers need to: price right, repair/clean/declutter, hire an agent with a strong marketing program, and maintain the property in “show ready” state at all times.
Statistics represent ONLY non-foreclosure, single family homes in Houston County, for Jan-Aug 2011 (Source: CGMLS).
