In December 2012, there were 10 home sales in Kathleen GA with an outstanding average sales price to list price ratio (SP/LP) of 99.61%.  Although sales hit their 2nd lowest total this year (behind February), there is no reason for alarm, as sold homes kept their value and sold for almost full price.  Sellers took advantage of the current market as a diversified mix of buyers purchased homes.

Compared to the same time-frame in 2011, last month sales were up 30%, average sales price was up 6%, SP/LP was up 3.08%, and homes sold in 21 less days.  This market continues to improve and an exceptional 2013 is not out of the question.
