With 23 Bonaire GA home sales last month, this represents the fourth lowest total in the past year and 12% below the 12-month average. A quick comparison to February 2013 shows this past month had 24% more sales than the same time frame last year, so there is no reason for sellers to panic. As the warmer weather arrives, sales will increase. However, with well over 100 homes for buyers to choose from, sellers must make sure their home is well maintained and right priced (in-line with current market conditions) to ensure the home has its best opportunity to sell in the Bonaire GA real estate market in February 2014.

Good news for sellers is the average sales price shot up to nearly $197K, up almost $16K over the 12-month average. The average number of days on market for homes that sold was 101 days (12-month average is 89) and the sales price to list price ratio (SP/LP) came in at a decent 98.43% last month, which improved nearly half a percentage point on the 12-month average (97.94%). The strong SP/LP was a good indicator that sold homes kept their value in the Bonaire GA real estate market in February 2014.
