No other way to say it…it was a very bad month for home sales in Warner Robins Georgia this past month. There were plenty of buyers but many found homes in other parts of Houston County more to their liking. Fortunately, pending sales have increased so this sales dip may just be an anomaly. Stay with me as I discuss what the real estate data means for this city and also to determine if both buyers and sellers have good options going forward.

The real estate market in Warner Robins had only 66 closings last month. That total is easily the lowest monthly amount of home sales in the past year. In comparison, 70 properties exchanged hands during the same time-frame last year.

However, with only 3+ months of inventory for consumers to choose from, it is becoming increasingly more difficult for real estate consumers to find homes that meet their needs in this community. That is a great reason for existing homeowners to get their home on the Warner Robins real estate market while buyers are still interested in finding their dream home.

The monthly average home sales is 96 closings

The average days on market for home sales in Warner Robins Georgia this past month was good coming in at 64 days (from listing to closing). That is only 6 days off the 12-month average of 58 days but a 19 day improvement over the same time-frame last year.

The average sales price came in at $151K+ which was $12K more than the previous month and $3K above the 12-month average of $148K+. It was also a $17K improvement over the same time-frame last year. Although home sales in the lower price points were more prevalent this past month, properties in all price points have a good opportunity to be seen and sold in this market right now, especially if they are market priced and well maintained!

The sales price to list price ratio (SP/LP) was outstanding at 103.97% last month. The 12-month average is also 98.33%. When buyers and investors find a home they want, they are making decent offers giving sellers an incentive to negotiate and sell their property. What they are not doing is overpaying in this market right now, despite the shortage of inventory.
