Great news…For the 3rd month in a row the number of Byron GA 31008 active listings went up.  In this sellers market (5 months of available inventory), inventory is slowing rising with the expectation this will be a balanced market very soon.  Despite limited listings, there are still plenty of opportunities for new buyers in Byron GA!

Another positive sign…there were NO active Byron foreclosures for the 3rd straight month!  As a reminder, foreclosures are lender owned properties.

For the 2nd consecutive month, new short sales listings made their way unto the market (i.e. short sales are homeowner owned but attempting to sell for less than is owed (with lender approval)) in Byron GA.


Byron GA 31008 Pending Sales

The slight upswing in new inventory helped the Byron GA 31008 pending sales go up slightly last month.  Hopefully this positive trend will continue through the summer into the fall season.

Now is the perfect time for prospective sellers to be listing their homes.  Take advantage of the low inventory and make your home stand out and be seen by buyers!

Byron GA 31008 Active Listings

Although entrenched in a sellers market, there were positive signs last month as the number of Byron GA 31008 active listings increased by 28% from the previous 2 months.  Currently, there are 2.2 months worth of inventory available in this severe sellers market.

On a positive note, for the second month in a row, there were no active Byron foreclosures.  As a reminder, foreclosures are lender owned properties.

For the first time this quarter, a new short sale entered the market (i.e. short sales are homeowner owned but attempting to sell for less than is owed (with lender approval)) in Byron GA.


Byron GA 31008 Pending Sales

The Byron GA 31008 Pending Sales went down 63% in Mar 2013, due mostly to very limited inventory on the market.  What this market needs is a fresh infusion of new inventory to generate buyer interest.  There is still time for this market to rebound for the summer market so sellers already in the market should not be worrying too much yet.

With a drop in foreclosure movement and short sale pending’s remaining extremely low, this community has an opportunity to see home prices slowly rise as the busy summer season approaches.  Savvy investors have a few options in this city but need to act quickly as the best deals sell quickly!

Quite surprisingly, the number of Byron GA 31008 home sales went up in Mar 2013.  Also good was seeing foreclosures continuing to close quickly as this market slowly eliminates the remaining distressed homes.

This market is currently a severe sellers market with only 2.2 months of available inventory to choose from.   The highest priced sale last month was $169,437 and the lowest was $53,450.

One word to describe the Byron GA real estate market in 2012 is STEADY!  One would expect a slight decrease in real estate productivity during December, but true to form, this market maintained nearly identical statistics to November and very close to the overall 12-month averages.


Homes Sales in Byron GA

In this smaller community, there were 4 homes sold in December 2012, same as the previous 2 months.  The average sales price dipped slightly to $113,6K but the sales price to list price ratio was a stellar 99.71%, indicating that properties are keeping their value in this community.

The Byron GA real estate market continues to stay a balanced market with 6 months of inventory for buyers to choose from.  November sales mirrored those in October and the sales price to list price ratio was 98.79% (which bettered the 12-month average of 98.69%).

November homes that sold were on the market for only 24 days (on average) and the average sales price was just over $114K (down $12K from the yearl-long average).  A steady but not spectacular month for both buyers and sellers.

Byron GA Real Estate Market Report, October 2012

The Byron GA real estate market is currently balanced with 6 months of available inventory. In this setting, both buyers and sellers can prosper. Sales in October remained steady, just above the 12-month average, and the sales price to list price ratio was 98.38% (down slightly from the 98.68% 12-month average).

Homes that sold in October were on the market for 126 days (on average) with an average sales price of nearly $126K. Those numbers are down from the 12-month average of 91 days on the market and a sales price of almost $128K. While the numbers were down overall, it was good to see older inventory getting sold!
