For the first time in 4 months, it was great to see home sales in Bonaire GA go up.  Despite a severe inventory drought, colder weather, and picky buyers, there were still some deals to be had in this community for those who patiently waited for new homes to hit the market. Grab a cup of coffee and let me take you through this market, giving you a thorough analysis where it currently is and where it is most likely headed in the near future.

The real estate market in Bonaire had 42 properties exchange hands last month. That is 14 more sales than the previous month. In comparison, there were 27 closings during the same time-frame last year. While consumers are still purchasing properties in Bonaire GA, it is vitally important that new inventory become available soon. With only 2+ months worth of houses to pick from, both buyers and investors will start to look elsewhere in Houston County if they do not find what they need here.

Unfortunately, this market may limp into spring as pending sales went way down this past month. There were only 23 pending sales (down 19 from the previous month). That should be a warning to homeowners. You have to make sure your home is priced right and well maintained if you want it to sell in this market. With just 109 homes available (up 11 over the previous month), buyers should be prepared to act fast when they find a home that meets their needs in Bonaire GA.
