Home Sales in Byron GA 31008

September 2017 Market Analysis

I do not recall when I have seen this low of available inventory in Byron GA! If this market is going to start thriving again, new homes need to enter the market quickly. With only 1+ month of properties for buyers and investors to peruse, it will not take them long to breeze through the properties available to them.

The good news is there were 26 Byron GA real estate sales in September. This represents the fourth highest total in the past 12 months. For comparison, there were 28 sales during this time-frame last year. As a point of reference, the 12-month average is 22 sales per month.

There are currently 23 pending sales (up 3 over the previous month), which is a still a good indicator that consumers may start moving on to other parts of Houston County if they do not see new houses soon. With just 35 homes available (down 7 from the previous month), there is no better time to get your home listed, seen, and sold in Byron GA.

Let’s go ahead and take a closer look to see what the home sales in Byron Georgia in September 2017 looked like!

Byron Georgia Homes Sales

With 26 homes sales in Byron Georgia in September 2017, it appears this market may begin to cool off as colder weather begins to arrive. A good piece of advice for real estate buyers is to be prepared to make a legitimate offer when you find a home in Byron GA you want, as others are actively looking as well, and any delay could cost you an opportunity to buy the home.

The average number of days on market for home sales in Byron Georgia this past month was very good, coming in at only 49 days (from listing to closing). That is 9 days better than the previous month, a 43 days improvement over the same time-frame last year, and 16 days better than the 12-month average of 65 days.

The average sales price came in at $125K which was $40K less than the previous month, $17K lower than the same time-frame last year, and $27K below the annual average of $152K. Do not get alarmed…quite a few lower price tier properties closed this past month. As a reminder, houses in every price points have a good opportunity to sell in this market right now, especially if they are market priced and well maintained!

The sales price to list price ratio (SP/LP) was excellent, coming in at 99.79% last month. The 12-month average is 98.16. When consumers find a property that fits their needs, they are making legitimate offers, giving sellers every reason to negotiate in good faith to come to an agreement on the house. What buyers and investors are not doing is overpaying in this market right now, despite the shortage of inventory.
