AUGUST 2017 MARKET REPORT

The home sales in Perry Georgia this past month took a surprising dip as real estate consumers found homes in other middle GA areas more to their liking. The lack of inventory is certainly not helping. We will get to the bottom of it so stay with me as we analyze this community and provide key details about the real estate market in Perry GA!

The real estate market in Perry only had 25 closings in August. While that is much less than the previous month (34 closings) there is still time for this market to rebound and finish the summer on a high note. In comparison, 35 properties found new owners during the same time-frame last year. With only 3+ months of inventory to choose from, it appears buyers  are ready for new inventory. All the more reason for homeowners to get their homes on the market!

With 23 pending sales (up 5 over the previous month), the uptick is a good sign as we start the slow dance into the cooler months. However, with just 88 houses available (up 9 over the previous month), consumers need to be prompt when they find a house they want to call their own or run the risk of losing the property to another buyer who is willing to make a quick offer.

The annual average home sales is 30 sales so the decrease this past month was a bit of a surprise since sales are typically higher during the warmer months.

The average days on market for home sales in Perry Georgia this past month was 44 days (from listing to closing). This is a positive sign as buyers did not waste time when they found what they wanted. The 12-month average is 85 days. As a comparison, it took homes 115 days to change hands during the same time-frame last year.

The average sales price came in at $134K+ which was $38K less than the previous month and $14K lower than the same time-frame last year. The 12-month average is $154K. No reason for alarm just yet…it was good to see some of the lower priced inventory exchange owners. Homes in all price points have a good opportunity to be seen and sold in this market right now, especially if they are market priced and well maintained!

The sales price to list price ratio (SP/LP) was 98.41% last month. The 12-month average is 98.16%. When consumers locate a house that meets their needs, they are making decent offers, giving sellers an incentive to negotiate and sell their home. What they are not doing is overpaying in this market right now, despite the shortage of inventory.
