The number of Warner Robins Georgia active listings went up nearly across the board in January 2013 (up 10% overall).  Standard listings were up 12% and was a reflection of sellers who waited until the holidays were over before putting their homes on the market.  There was a slight dip in Warner Robins foreclosures (reminder, foreclosures are lender owned properties) from December 2012.  Also,  the market experienced a 21% increase in short sales over the past 90 days.  Short sales are homeowner owned but attempting to sell for less than is owed (with lender approval)).

I was expecting the Warner Robins GA real estate market to really take off in 2012 and instead it stayed in neutral most of the year.  While the overall 2012 numbers were close to 2011s totals (see below) there is plenty of room for improvement in all real estate areas in 2013!

In December 2012, there were 38 home sales in Warner Robins GA, with an average sales price over $143K, and a sales price to list price ratio of 97.03%.  How does that compare to December 2011?  The average sales price was $8K less in December 2012, sales were down 21%, but the average days on market was 32% better than during the same time-frame in 2011.  Lower end inventory was the name of the game in 2012.
