Qualifications

  • Had an extended duty outside of the U.S. between January 1st, 2009 and May 1st, 2010  
    • Exceptions apply for those who had to return early because of medical issues
  • Must enter into a binding contract before May 1st, 2011
  • Must close on your home before July 1st, 2011
  • First-time buyers can qualify for up to $8,000
  • Repeat buyers can qualify for up to $6,500

Restrictions

  • Homes to be purchased must be less than $800,000
  • Gross income for single individuals must be less than $145,000
  • Gross income for joint tax filers must be less than $245,000
  • Home buyer must be at least 18 years old
  • For first-time buyers, selling the house or not using it as your principal residence within 3 years of purchase may make you liable for recapture of the tax credit (can be waived)
  • For repeat buyers, you must own/live in the property for 5 consecutive years (can be waived)

The Post-9/11 GI Bill is available to anyone who served honorably in the military for 90 consecutive days on or after September 11, 2001.  It’s also available to those who served 30 days and were discharged with a service-connected disability.  Under some conditions the military members benefits can be transferred to a dependent.

Benefits of the Post-9/11 GI Bill include:

  • Provides up to 36 months of education benefits
  • Payable for education/training received on or after Aug 1 2009
  • Cost of tuition/fees, not more than max in-state tuition of most expensive public state school 
  • Monthly housing stipend, up to E-5 (w/dependents) Basic Allowance for Housing at school location

  • Annual stipend for books/supplies, not to exceed $1,000 and based on enrollment
  • A one-time rural benefit payment for eligible individuals
  • Benefits available up to 15 years after leaving active duty

New 2011 Post-9/11 GI Bill benefits (in addition to those above) - Effective 1 Aug/1 Oct 2011

  • Some National Guard who mobilized after Sept 11, 2001 are now eligible
  • All public school in-state tuition and fees now payable
  • Private school reimbursement capped at $17,500 annually
  • Housing allowance available for students enrolled 100% in online/distance education
  • Covers non-degree programs, on-the-job training, and flight training programs
  • Active duty qualify for the $1,000 book stipend
  • Benefits cover undergraduate through doctorate degree programs

Warner Robins Georgia is home to Robins Air Force Base, the largest industrial complex in the state and one of the three largest Department of Defense repair facilities in the nation.  The base employs over 27,000 civilian workers, contractors, military members, and non-appropriated fund employees. 

Robins Air Force Base - Warner Robins Air Logistics Center - Courtesy of your Robins AFB Realtor | WR-ALC Robins AFB was originally an Army Air Corps repair facility called Wellston Air Depot at Robins Field.  The base/city of Wellston were eventually renamed after Brigadier General Augustine Warner Robins, widely considered the “father of logistics”.  

Co-located on Robins Air Force is the Warner Robins – Air Logistics Center (WR-ALC), the Headquarters Air Force Reserve Command (AFRC), and the Georgia Air National Guard (Air Control Wing).  The WR-ALC is one of only three Air Force ALCs in the U.S.

The WR-ALC is the Airlift Center of Excellence for the Air Force, providing sustainment management of the C-5, C-17, C-130, and C-141 aircraft.  Warner Robins ALC also handles sustainment functions for several combat systems such as the F-15, Joint Surveillance Target Attack Radar System (JSTARS), Special Operations Systems, U-2, and Vehicles and Support Equipment.

The Georgia ANGs Air Control Wing is the first Total Force wing consisting of Air Force, Army, ANG personnel, civilian, and contractor personnel.  They fly, maintain, and manage uninterrupted command, control, intelligence, surveillance, and reconnaissance via the E-8C JSTARS program.
